Property Investment Calculator
A property investment calculator takes a property's price, rent, expenses and financing and produces the standard return measures: NOI, cap rate, gross rent multiplier, cash on cash return, net present value and internal rate of return. An NOI calculator is the part of that tool that stops before financing.
Every figure downstream depends on the NOI step, so this site spends its effort there. The default property produces $30,000 of scheduled rent, $28,500 after 5% vacancy, and $10,230 of operating expenses across taxes, insurance, maintenance, reserves and management. The $18,270 that remains is the number a fuller calculator would then divide by price, compare to a loan payment or project forward ten years.
